What does “licensed with BC Housing” mean?

Any general contractor building new homes in British Columbia must hold a valid license; meaning they must meet certain qualification standards while engaging in Continuing Professional Development (CPD) training. They must also carry valid “New Home Warranty” coverage through a third-party insurer.

How long is the warranty period and what does it cover?

The warranty period and coverage vary depending on the project. As a licensed residential builder, we provide a 2-5-10 year coverage on new homes. For full details, please see the Guide to New Home Warranty Insurance in British Columbia.

What type of projects do you do?

We offer expertise in residential and commercial builds and restorations with a focus on custom and luxury homes. Commercial projects range from local discovery centers and gas stations to office spaces and event venues. Can you briefly describe the process of planning new home?

Typically, we start with a free, no obligation consultation to discuss the lot, design, building materials, and timeline. If you haven’t selected plans yet, we can help you find or create the design you are looking for. After we have a design in place, we create a preliminary budget based on quotes from our subtrades and suppliers. Once the preliminary budget is completed, we schedule a review meeting with the client to assess the budget and make any desired adjustments. We repeat the review process until the client is 100% happy with design and materials. A finalized budget is combined with a formal Construction Agreement prior to filing a building permit application. Please contact us for more information.

I have a lot but no design. Can you help me with that?

Yes. We can help you find an existing design, modify an existing design to suit your taste and needs, or help with a new design based on your vision.

Can you briefly describe the process of planning a renovation or addition of an existing home?

The process will vary depending on the scope of work.  Some renovation projects can be straight forward and other may require more complex planning.  There are many different variables to any construction project, so we recommend reaching out to us to discuss your ideas first.

Can you provide an estimated “per square foot” build cost over the phone?

From our experience, the “per square foot” cost can vary greatly depending on several factors such as lot, design, and materials used. Providing a “per square foot” estimate can be misleading which is why we prefer to meet with the client, review all factors within the project, and complete a full itemized budget. It is a comprehensive way of providing our clients with a clear budget, detailing what they can expect to spend, and where that money is going. 

              

Will you build to Lock-up?

Yes, we will manage a project to the lock-up (building envelope) stage, then turn the project over to the owner. It is important to note that the home warranty coverage would only apply to the work and materials overseen by us. Please contact us for more information on building to lock-up and how it affects the home warranty.

 

How long will it take to build my new home or renovate my existing one?

The construction timeline of a project is dependent on the size and scope of work. Other factors like lot, design, permitting, and materials also play a role in determining how long it takes to complete a project. We can provide an accurate construction timeline with an estimated completion date once we have a detailed budget in place

What kind of fee do you charge?

Our fee varies depending on the project. In most cases, we charge a cost-plus percentage fee. Some of the benefits of a cost-plus percentage agreement are:

  • Clients see all invoicing from subtrades and suppliers.

  • Clients receive all contractor discounts.

  • Clients are free to make design changes and adjustments to material selections at any time during the project.

 

Do you have lots or houses for sale?

Currently, we have no homes or lots for sale.

 

When could you start my project?

The project start time varies depending on the scope of work. We take several factors into consideration when estimating a project start or completion date. Please call or email to discuss your project with us, as well as potential start/completion dates.
